Rental Criteria
We are so happy that you have chosen to consider selecting Colina Square as your new home. We want to be transparent in regards to our rental criteria and some of rules that would impact your decision to choose Colina Square for your new home.
Every adult (everyone 18 years of age and older) must apply and be screened and must sign the rental contract. All applications must be received before a rental decision can be made.
Please note – we do not accept Comprehensive Reusable Tenant Screening Reports as defined by and pursuant to RCW 59.18.030.
We are seeking new neighbors that:
#1 Have no criminal history that would be of concern to your neighbors.
#2 Have great rental history or mortgage history. No history of noise complaints or late payments. No rental history is also OK.
#3 Have a great credit score with no history of late payments or collections. A 700 credit score with no outstanding collections or history of late payments in the last three years is required. in order to move in with the standard deposit. Lower credit scores can move in with additional deposit. Please see below. *
#4 Have gross income of 3 times the rental amount. Applicants with lower income will be approved with increased deposit, please see below. **
#5 Have no outstanding balance to a property owner/manager.
#6 Have no outstanding collections.
* Applicants with lower credit scores AND no outstanding collections AND no late payments in 24 months will be approved with an increased deposit. A deposit will be returned when you vacate provided you don’t owe any money and leave your apartment in the condition you found it minus normal wear and tear. See below for deposit amount based on credit:
Credit score of 650 to 699 shall require a total deposit of $1750.
Credit score of 600-649 shall require a total deposit of $2750
No credit score shall require a total deposit of $3750
**Applicants with 700 or higher credit but short on income may also be approved with an increased deposit of $1000.
Community rules we want you to know before applying:
As a courtesy to your neighbors, there is no smoking allowed anywhere on the property – not in the apartment homes, on the grounds, on the decks or in the cars. Residents should make sure their guests know this policy. This includes tobacco, marijuana, and anything that puts out smells, fumes or odors that could bother neighbors or be absorbed into the walls and carpet and linger.
Long term use of candles, incense, or other strong odors that could bother neighbors or be absorbed into the walls and linger is not allowed.
To maintain availability of parking for residents and their guests, there is a maximum of two cars allowed per condominium.
To avoid smoke going in first floor apartment windows or damage grounds, no back in parking is allowed (except for loading/ unloading) anywhere on the property.
For the safety of all, no propane tanks, gas tanks or BBQ’s of any kind are allowed on the property. We do have a community BBQ area for you to enjoy.
Maximum number of occupants is 5 in a 2 bedroom apartment and 7 in a 3 bedroom apartment.
No pets without written permission. Maximum of two pets per apartment.
For the enjoyment of your neighbors, pet owners should know that Colina Square is VERY strict with the pet rules. Pets are not permitted to use any part of the grounds to go to the bathroom. Pets must be taken on a leash off the property to go both pee and poop. We have this policy in place so that our lawns aren’t ruined by pet urine, so that people don’t accidentally forget to pick up dog poop and so that first floor apartments don’t have to look out the window to see a dog going to the bathroom. Thank you for understanding.
Pet owners should also know that your pet should not be heard outside your apartment.
